What is different about a Florida mortgage.
Florida approves loans the way every state does, then adds its own costs and questions. Homeowners insurance is the biggest: premiums here are the highest in the country, lenders will not close without a bound policy, and a wind mitigation inspection can cut the premium enough to change what you qualify for. In a designated flood zone, flood insurance is required too, and it has to be in your monthly budget from day one.
Condos carry their own rules. Since the 2022 and 2024 condo safety laws, associations must fund reserves and complete structural inspections, and lenders now read a building’s budget and inspection reports before approving a unit. We check the building early so a condo purchase does not stall in the last week.
The state also gives you two breaks worth knowing: the homestead exemption takes up to $50,000 off your assessed value and caps annual assessment increases at 3 percent once you file by March 1, and property taxes are paid in arrears with a discount of up to 4 percent for paying in November.
Licensed in Florida, exactly as filed.
Both licences are issued by the Florida Office of Financial Regulation and can be verified on the NMLS Consumer Access site under MortgagePros, LLC, NMLS #1925352.

2026 loan limits in Florida.
Conforming limits come from FHFA and FHA limits from HUD, both set each year. Above the conforming line a loan is a jumbo. VA loans have no limit for veterans with full entitlement.
| Area | Conforming (1 unit) | FHA (1 unit) |
|---|---|---|
| Most Florida counties, including Tampa Bay, Orlando and the Panhandle | $832,750 | $541,287 |
| Miami-Dade, Broward and Palm Beach | $832,750 | $667,000 |
| Collier (Naples) | $832,750 | $764,750 |
| Duval (Jacksonville) | $832,750 | $580,750 |
| Sarasota | $832,750 | $547,400 |
| Monroe (the Keys) | $990,150 | $990,150 |
Two- to four-unit limits are higher. Your pro checks the exact county figure against the home you are looking at.

Miami to Pensacola
One licensed pro from the first call to the closing table, wherever in Florida the home is.
Florida closing costs, and who usually pays them.
Florida has no local custom of attorney-only closings; a title agent or an attorney can close, and since 2020 the state allows remote online notarization. These are the customs, not the law, and every one can be negotiated in the contract.
01
Documentary stamps on the deed
$0.70 per $100 of the purchase price, customarily paid by the seller. Miami-Dade charges $0.60 per $100, plus a surtax on anything that is not a single-family home.
02
Documentary stamps on the note
$0.35 per $100 of the mortgage amount, paid by the buyer. On a $400,000 loan that is $1,400.
03
Intangible tax on the mortgage
0.2 percent of the loan amount, paid by the buyer: $800 on a $400,000 mortgage. Refinances pay it too, on the new loan.
04
Owner’s title policy
Seller-paid in most of the state. In Miami-Dade, Broward, Sarasota and Collier counties the buyer customarily pays, and chooses the title agent.
05
Insurance at closing
A bound homeowners policy, usually a year paid up front, plus flood insurance where the home sits in a Special Flood Hazard Area. Escrows for both are collected monthly after that.
06
Property taxes in arrears
Bills arrive in November for the year just ended, with a 4 percent discount for paying that month. The seller credits you their share at closing; after that, the tax escrow is yours.

Florida mortgage FAQ
The questions Florida buyers and homeowners ask us most. If yours is not here, a licensed pro will answer it directly, with no obligation.
Why is my Florida payment so much higher than the loan calculator said?
Insurance. Florida homeowners premiums are the highest in the country and flood insurance is mandatory in a Special Flood Hazard Area. Both go into escrow, so they are part of the monthly payment lenders use to qualify you. We quote with real insurance figures, and a wind mitigation inspection on an older home often lowers them.
Can I still get a loan on a Florida condo?
Yes, but the building matters as much as you do. After the 2022 and 2024 condo safety laws, lenders check that the association has completed its structural inspection and is funding reserves. Buildings that have not can be limited to certain loan types or declined. We pull the association documents at the start so you know before you are under contract.
What are documentary stamps and the intangible tax?
Florida taxes real estate transfers and mortgages. The seller customarily pays $0.70 per $100 of the price on the deed. The buyer pays $0.35 per $100 of the loan on the note plus 0.2 percent of the loan as intangible tax. On a $400,000 mortgage that is $2,200 of your closing costs, and a refinance pays them again on the new loan.
Do I have to come to Michigan, or will you come to Florida?
Neither. Your licensed pro handles the loan by phone, email and e-signature, and the closing is done at a Florida title company near you, with a mobile notary, or by remote online notarization, which Florida has allowed since 2020.
When should I file for the homestead exemption?
With your county property appraiser by March 1 of the first year you own and occupy the home on January 1; for most buyers that is the year after closing. It removes up to $50,000 from the assessed value and starts the Save Our Homes cap, which limits assessment increases to 3 percent a year. If you are moving within Florida, ask about porting your existing cap.
