What is different about an Arizona mortgage.

Arizona charges no state tax on the sale or the loan. There is no real estate transfer tax and no mortgage tax; the only government charge on the deed is a recording fee, and the state’s Affidavit of Property Value is a form, not a bill. Closings run through an escrow and title company rather than an attorney, and by custom the seller pays for the owner’s title policy while the two sides split the escrow fee.

What Arizona adds instead is the homeowners association. Most metro Phoenix and Tucson subdivisions have one, state law requires a disclosure packet from the association before closing, and lenders count the dues in your monthly payment. We ask for the dues on the first call so the pre-approval is real.

Property taxes are paid in arrears in two halves, due October 1 and March 1, and the seller credits you their share at closing. In the metros the FHA limit sits above the national floor, $557,750 in Maricopa and Pinal counties, and Flagstaff’s Coconino County carries the highest in the state at $609,500.

Is there really no transfer tax in Arizona?

Correct. Arizona has no tax on the sale of a home and no tax on recording a mortgage. You pay a flat county recording fee and file an Affidavit of Property Value with the deed, which is required by state law but costs nothing beyond the recording. It is one reason both purchases and refinances are cheaper to close here than in most states.

What does the HOA have to do with my loan?

The conforming limit is the same everywhere in Arizona: $832,750.
