A $1,100,000 loan in Irvine is a conforming high-balance file with agency underwriting; the identical loan in Riverside is jumbo, underwritten to a private lender’s rulebook. California income is complicated; the right lender reads it fluently.
The typical California jumbo borrower is not a W-2 and a savings account. It is RSUs vesting on a schedule, K-1s from a practice or a fund, a business with retained earnings, or all three. Every jumbo lender reads these differently: one counts vested RSUs as income with a two-year history, another only as reserves; one averages a variable year, another takes the lower figure.

From $832,750 to $1,249,125 for one unit in 2026, reset every November. The same loan can be conforming in one county and jumbo in the next; we check before quoting.

No state tax on the loan
California charges nothing to record the deed of trust beyond county fees. The county transfer tax belongs to purchase deeds and is customarily seller-paid.
