Atlanta money, lender-by-lender rules.
Georgia’s jumbo market is concentrated and specific: Buckhead and the northside intown neighbourhoods, the Sandy Springs-to-Milton corridor, the golf and lake communities, and the top of the Savannah market. Above $832,750 in 2026, the agencies step aside and private lenders underwrite to their own guidelines: typically a 700 score with the best pricing from 760, 10 to 20 percent down, six to eighteen months of reserves, full documentation, and on the largest files a second appraisal.
Georgia’s two customs scale up with the loan. The intangible tax, $1.50 per $500 of the mortgage, reaches $3,000 on a $1,000,000 loan before capping at $25,000, borrower-paid, on purchases and refinances alike. The closing happens at a Georgia attorney’s office, as state law requires. Both are in our quotes from the start, because at this size a forgotten line item is a real number. In exchange, most jumbo programs charge no monthly mortgage insurance at any down payment, though requirements vary by lender, program and loan-to-value.
This page covers jumbo loans in Georgia. The jumbo hub explains the market itself; conventional in Georgia covers everything under the line; and buying in Georgia and our Georgia page round out the state.
What jumbo lenders ask for, and what Georgia adds.
There is no agency rulebook above the line; these are the ranges we see across the jumbo lenders we work with. The last column is the Georgia layer.
| Requirement | Typical range | In Georgia |
|---|---|---|
| Credit score | Usually 700; best pricing from 760; a few lenders consider high 600s with compensating factors | The biggest lever on the rate at this size |
| Down payment | Commonly 10 to 20 percent; some programs hold 10 percent to a set loan amount | Relocation packages common in Atlanta files can document the funds |
| Cash reserves | Often 6 to 18 months of the full payment | Brokerage counts at most lenders; retirement usually at a discount |
| Documentation | Full income and asset documentation; self-employed files need two years of returns | Executives, physicians and business owners are the typical Georgia jumbo file |
| Appraisal | One full appraisal; a second on larger loan amounts at many lenders | Estate lots and lake frontage comp thinly; we build the book before the visit |
| Mortgage insurance | Most programs charge none at any down payment, though it varies by lender, program and loan-to-value | No state wrinkle; the intangible tax applies whatever the program |
Ranges reflect the jumbo lenders we work with; each writes its own rules, which is why the same file prices differently across them.
Three Georgia jumbo files we see most.
Different shapes, different lenders. All three close at a Georgia attorney’s office.
Buying
Buckhead to Milton
Purchases above the line across the northside: 10 to 20 percent down, full documentation, and an appraisal on an estate lot that needs a managed comp book. Placement decides the rate, and we shop it.
The lakes
Oconee and Rabun
Lake houses above the line price as second homes, usually from 20 percent down, with the use question asked first because rental intent changes the program. The attorney closing can come to you with a mobile closer.
Refinancing
A better jumbo
Jumbo spreads between lenders are wide, and a jumbo written a few years ago may price very differently today. The intangible tax on the new loan goes into the break-even honestly, and we only recommend the move when it clears.

The intangible tax is a jumbo-sized line in Georgia.
At conforming sizes Georgia’s intangible tax is a rounding error; at jumbo sizes it is $3,000 on a $1,000,000 loan and $4,500 on $1,500,000, paid by the borrower each time a mortgage records. A Georgia jumbo refinance therefore has to clear the tax again before it earns anything, and we put that in the break-even rather than letting the closing statement deliver it.
The other side of the ledger: most jumbo programs charge no monthly mortgage insurance, though requirements vary by lender, program and loan-to-value, while a conforming loan under 20 percent down usually does carry it. Which structure costs less depends on your file, so we price both and take the cheaper one.

Six Georgia details on a jumbo file.
What the state changes at this loan size. All of it appears on your Loan Estimate from the start.
01
Intangible tax, scaled
$1.50 per $500 of the mortgage, borrower-paid, capped at $25,000: $3,000 on a $1,000,000 loan, due on purchases and again on refinances.
02
Attorney closings
A licensed Georgia attorney conducts the closing at any loan size. You choose the firm; larger wires simply need a day’s notice to land before the table.
03
Transfer tax on purchases
$1 per $1,000 of the price on the deed, customarily the seller’s line, and never charged on a refinance.
04
Estate-lot appraisals
Acreage, gates and lake frontage comp thinly. A second appraisal is common on the largest loans, and we brief both appraisers from the same comp book.
05
Reserves, defined
Months of full payments, principal through HOA and club dues, in accounts the lender can see. We map yours before choosing the lender.
06
The rescission period on refinances
When a jumbo refinance is secured by your principal residence, federal law gives you three business days to cancel, counted under federal rules from closing and delivery of the required notices; the payoff funds on the fourth. A lake house held as a second home has no waiting period.
What would the payment look like?
Set a price above $832,750 and your down payment. Most jumbo programs charge no monthly mortgage insurance, so the payment is principal, interest, taxes, insurance and any HOA or club dues.

Jumbo loans in Georgia, answered.
The questions Georgia jumbo borrowers ask us most. If yours is not here, a licensed pro will answer it directly, with no obligation.
When is a loan jumbo in Georgia?
Above $832,750 for a one-unit home in 2026, in every Georgia county; the FHFA resets the figure each year. Below the line, conventional in Georgia applies, and conforming terms are usually the cheaper answer when you can structure under it.
How much is the intangible tax on a jumbo?
$1.50 per $500 of the mortgage, borrower-paid and capped at $25,000: $3,000 on a $1,000,000 loan, $4,500 on $1,500,000. It is due on purchases and again on refinances, and it is itemized on your Loan Estimate from the first quote.
Can I structure under the limit instead?
Sometimes: a larger down payment, or a first mortgage at $832,750 with a second lien behind it, keeps the main loan conforming. Whether that beats a straight jumbo depends on the pricing of both pieces, so we run the structures side by side and take the cheaper one.
What credit score and reserves do I need?
Most jumbo lenders start at 700 with the best pricing from about 760, and want six to eighteen months of full payments in reserves; a few consider high-600 scores with strong compensating factors. Every lender’s box differs, which is why the same file prices differently across them.
Is there mortgage insurance on a jumbo loan?
Usually not: most jumbo programs charge no monthly mortgage insurance at any down payment, though requirements vary by lender, program and loan-to-value.
Do I have to come to Michigan?
No. Your licensed pro handles the loan by phone, email and e-signature, and the closing happens at the Georgia attorney’s office you choose, with mobile closers available on refinances.
