Mortgage Broker in Ann Arbor, Michigan

Ann Arbor plays by different numbers from the rest of Michigan: among the highest prices and tightest inventory in the state, steady relocation demand from the university and the hospital, and a conforming loan limit that actually comes into play. The pre-approval you shop with has to be real.

Ann Arbor plays by different numbers.

The University of Michigan and Michigan Medicine bring a steady stream of buyers into a city that does not build fast: faculty, physicians, residents and researchers, plus the technology employers that grow up around a campus. Many arrive from out of state on a start-date timeline. The result is prices well above the Michigan norm, thin inventory and well-kept homes drawing multiple offers.

That has three consequences for financing. First, a strong, fully documented pre-approval is not optional; it is what lets your offer compete. Second, the conforming limit of $832,750 matters more here than anywhere else in the state, so we price conventional and jumbo side by side and show you when a larger down payment keeps a loan conforming. Third, Ann Arbor’s city property tax rate is high, and Michigan resets a home’s taxable value when it sells, so the swing between the seller’s bill and yours is a bigger dollar figure here than in most Michigan cities. We budget from the state equalized value, not the seller’s statement.

Value sits just outside the city: Ypsilanti, Pittsfield Township, Saline, Dexter and Chelsea offer more house for the money with the same commute to campus, and we lend across all of Washtenaw County. Our office is in Troy, about an hour east. Ann Arbor clients work with us by phone and e-signature and close at a title company near them or with a mobile notary.

Four things that are different about buying in Michigan.

They apply in Ann Arbor as much as anywhere in the state, and the first one catches buyers from elsewhere off guard.

01

Your property tax bill resets when you buy

Michigan caps how fast a home’s taxable value can rise each year, and that cap comes off when ownership transfers. The seller’s bill reflects their capped value; yours will be based on the current state equalized value, which can be materially higher. Budget from the SEV, not the seller’s bill, and file the Principal Residence Exemption, which removes up to 18 mills of school operating tax on the home you live in.

02

Transfer tax is the seller’s cost by default

Michigan charges $3.75 per $500 of price to the state and $0.55 per $500 to the county, and the seller pays unless the purchase agreement says otherwise. Buyers pay recording fees and title charges instead, which are far smaller.

03

Loan limits are simple here

Every Michigan county uses the national baseline: $832,750 for a conforming loan and $541,287 for an FHA loan on a one-unit home in 2026. There are no high-cost counties in the state, so the limit is the same in Troy, Detroit, Lansing and Ann Arbor.

Questions we hear in Ann Arbor.

If yours is not here, a licensed pro who works Washtenaw County will answer it directly, with no obligation.

I am moving to Ann Arbor from out of state. Can you handle the whole thing remotely?

Yes, and it is the most common way we work with Ann Arbor buyers. Pre-approval moves quickly once we have your documents, wherever you are today. Everything is signed electronically, and the closing is arranged at a title company in Ann Arbor or with a mobile notary, timed to your start date and arrival.

How do I make my offer competitive in a multiple-offer situation?

With a pre-approval that has actually been underwritten, not a pre-qualification based on what you told a website. Listing agents in Ann Arbor know the difference. We verify income, assets and credit up front, issue the letter, and your pro is available to confirm your financing to the listing agent when the offer goes in, including at weekends.

Will I need a jumbo loan?

In Ann Arbor, possibly. Any loan above $832,750, the 2026 conforming limit, is jumbo. It is the loan amount that matters, not the price, so a larger down payment can keep a purchase conforming. We price both routes. Jumbo loans usually carry no mortgage insurance but want stronger credit and several months of reserves, and we tell you which side of the line works better for you.

Why is my property tax estimate so different from the seller’s bill?

Two Michigan rules working together. The home’s taxable value is capped while one owner holds it and resets to the state equalized value when it sells, and Ann Arbor’s city millage is high, so the reset is a larger dollar swing than in most of the state. Budget from the SEV, file the Principal Residence Exemption after closing, and expect your bill to differ from what the seller paid.

Can you finance a condominium near campus?

Yes. Condominium approval looks at the building as well as the buyer: the association’s reserves, the share of units that are owner-occupied versus rented, and insurance. Buildings with a high proportion of student rentals sometimes need a closer look. We ask for the association documents early so the answer arrives before you are committed.

Is Ypsilanti or Saline a sensible alternative?

For many buyers, yes. Both offer more house for the money with a short drive to campus, and the financing is identical.
