What is a VA Home Loan?

A VA home loan is a mortgage backed by the U.S. Department of Veterans Affairs, designed specifically for veterans, active-duty military personnel, and eligible surviving spouses. VA loans provide several benefits, including no down payment requirements, competitive interest rates, and no private mortgage insurance (PMI). This makes them one of the most attractive home loan options available to those who have served our country.

Benefits of a VA Home Loan

01

No down payment

VA loans typically do not require a down payment, making it easier to get into your new home without upfront costs.

02

No PMI

Unlike conventional loans, VA loans do not require private mortgage insurance, which can save you hundreds of dollars per month.

03

Flexible credit requirements

VA loans have more lenient credit standards, allowing veterans with less-than-perfect credit to qualify.

04

Lower interest rates

VA loans often offer lower interest rates compared to conventional loans, potentially saving you thousands over the life of the loan.

Michigan has more than half a million veterans. Many have never used their benefit.

A VA loan needs no down payment and carries no monthly mortgage insurance, and lenders compete on rate for it. It is one of the most valuable mortgage benefits available, and it is available in every Michigan county.

Our pros pull the Certificate of Eligibility for you, explain the funding fee and any exemption you qualify for, and keep the purchase on track when a seller’s paperwork or the appraisal gets in the way.

Soldier and his son spending time on the couch at home

Four things that are different about buying in Michigan.

They shape every VA loan we close in the state, and the first one catches buyers from elsewhere off guard.

01

Your property tax bill resets when you buy

Michigan caps how fast a home’s taxable value can rise each year, and that cap comes off when ownership transfers. The seller’s bill reflects their capped value; yours will be based on the current state equalized value, which can be materially higher. Budget from the SEV, not the seller’s bill, and file the Principal Residence Exemption, which removes up to 18 mills of school operating tax on the home you live in.

02

Transfer tax is the seller’s cost by default

Michigan charges $3.75 per $500 of price to the state and $0.55 per $500 to the county, and the seller pays unless the purchase agreement says otherwise. Buyers pay recording fees and title charges instead, which are far smaller.

03

Loan limits are simple here

Every Michigan county uses the national baseline: $832,750 for a conforming loan and $541,287 for an FHA loan on a one-unit home in 2026. There are no high-cost counties in the state, so the limit is the same in Troy, Detroit, Lansing and Ann Arbor.

VA loans in Michigan, answered.

The questions Michigan veterans and service members ask us most.

Is there a VA loan limit in Michigan?

For borrowers with full entitlement, no. You can borrow what a lender will approve on your income and credit, with no down payment. If part of your entitlement is tied up in another VA loan, the county conforming limit of $832,750 for 2026 comes into play and a down payment may be needed above it.

Does Michigan give veterans a property tax break?

Michigan exempts the home of a veteran with a 100 percent service-connected disability rating, or who is individually unemployable, from property tax, and the exemption extends to an unremarried surviving spouse. It is claimed through your local assessor, not through the loan, and we will remind you to file it after closing.

How do I get my Certificate of Eligibility?

We pull it for you. In most cases it comes back through the VA portal within minutes using your service details. You do not need it in hand before we start.

What is the funding fee?

A one-time fee set by the VA that replaces mortgage insurance. On a first purchase with nothing down it is 2.15 percent of the loan, and it can be financed into the loan. You pay nothing if you receive compensation for a service-connected disability, and many surviving spouses are also exempt.

Do I have to come to your Troy office?

No. Michigan veterans work with us by phone, email and e-signature, and close at a title company near them or with a mobile notary. Selfridge, Camp Grayling and Fort Custer families are regular clients, and none of it requires a drive to Troy.
