Mortgage Broker in Lansing, Michigan
Lansing has something most Michigan markets do not: prices that sit comfortably under the FHA and conforming limits, so every loan option covers most of the homes in the tri-county area, and a steady employment base keeps the market sensible.

Lansing prices make the programs work.
The capital city runs on a payroll that does not swing with the economy: state government, Michigan State University across the line in East Lansing, the hospital systems and General Motors’ Lansing plants. Home prices sit well below metro Detroit and Ann Arbor, and that changes what financing looks like here.
The FHA loan limit covers almost every home in the tri-county area, and conventional loans from 3 percent down fit most of the rest. The trade-off is age: a lot of Lansing’s housing was built before 1950, and FHA and conventional appraisals look at condition, so a roof, a furnace or peeling paint can become a repair item before closing. We flag those early. East Lansing, Okemos and Haslett carry a premium for their school districts and proximity to campus.
Our office is in Troy, about 90 minutes east. No Lansing client needs to make that drive. Everything runs by phone, email and e-signature, and closings happen at a title company in the tri-county area or with a mobile notary at your table.

Four things that are different about buying in Michigan.
They apply in Lansing as much as anywhere in the state, and the first one catches buyers from elsewhere off guard.
01
Your property tax bill resets when you buy
Michigan caps how fast a home’s taxable value can rise each year, and that cap comes off when ownership transfers. The seller’s bill reflects their capped value; yours will be based on the current state equalized value, which can be materially higher. Budget from the SEV, not the seller’s bill, and file the Principal Residence Exemption, which removes up to 18 mills of school operating tax on the home you live in.
02
Transfer tax is the seller’s cost by default
Michigan charges $3.75 per $500 of price to the state and $0.55 per $500 to the county, and the seller pays unless the purchase agreement says otherwise. Buyers pay recording fees and title charges instead, which are far smaller.
03
Loan limits are simple here
Every Michigan county uses the national baseline: $832,750 for a conforming loan and $541,287 for an FHA loan on a one-unit home in 2026. There are no high-cost counties in the state, so the limit is the same in Troy, Detroit, Lansing and Ann Arbor.

Questions we hear in Lansing.
If yours is not here, a licensed pro who works the tri-county area will answer it directly, with no obligation.
I am buying an older home in Lansing. Will the appraisal be a problem?
Usually not, but condition matters. FHA and conventional appraisals check that the home is sound and safe: roof, heating, plumbing and electrics working, no peeling paint on older homes, safe access. A well-kept 1940s house passes without comment. One that needs work may get a repair condition that has to be completed before closing, and we tell you early so it can be negotiated with the seller.
How does the process work when your office is in Troy?
Entirely by phone, email and e-signature. Your pro calls, you upload documents, you sign disclosures electronically, and the closing is arranged at a title company in Lansing or with a mobile notary at your home. Nobody has to drive to Troy, and most clients never see the office.
I am relocating for a state or MSU position. Can you work to my start date?
Yes, and it is a common request here. Pre-approval moves quickly once we have your documents, it does not matter which state you are in today, and a typical purchase commonly closes 30 to 45 days from an accepted offer. Tell us the date and we plan backwards from it.
Why are East Lansing and Okemos priced higher than Lansing?
School districts and proximity to campus. Both carry a premium that shows up in price and sometimes in competition for well-kept homes. The financing is no different, but a stronger pre-approval helps your offer.
Do you lend in Grand Ledge, DeWitt and the smaller towns?
Yes, everywhere in Ingham, Eaton and Clinton counties and beyond. Rural and larger-lot properties sometimes need a closer look at the appraisal, and we handle that routinely.
